When selling a house, you need to remember about the documents that you need to prepare. Without a complete set of documents, the sale may not be possible. So if you want to sell your house quickly, be sure you have all the required documents.

DOCUMENTS YOU NEED WHEN SELLING YOUR HOUSE:
- Proof of identity – You must confirm your identity and address. You need a photo ID (driving license or passport) and a utility bill.
- Property title deeds – You need to prove that you own the property. You can provide the title deed or copies from HM Registry Land.
- Property information form (TA6) – It includes all the information a buyer needs to know about your house.
- Fittings and contents form (TA10) – It determines everything that will be included in the sale of the house.
- Energy Performance Certificate (EPC) – A certificate that assesses the use of energy in your property.
- Electrical certificates (EICR) – A certificate that confirms electrical safety and supply with building regulations.
- Certificates for windows and doors (FENSA) - If you have replaced doors or windows, you need to provide a document that confirms execution in accordance with building regulations.
